When buying your home you are making the biggest financial transaction you are probably ever likely to make. The estate agent acts for the vendor who pays us commission to sell their property and therefore, the vendor is the Agents client (except occasionally, when the agent is retained by the purchaser to find a property). But to us you, as the purchaser, are just as important. We take great care to ensure your purchase is as trouble-free as possible, because, after all, we hope that when you decide to move next time and sell your home, you will remember us and the outstanding service with which we pride ourselves. Our staff are fully trained and experienced in all aspects of home-buying, so whether you are a first-time buyer, relocating a business, moving upmarket, looking for a more modestly prices home or seeking your ideal retirement property, we can help. WE DO NOT CHARGE YOU ANY FEES for buying a property though us and our advice is always free. If you wish we will assist you in arranging a mortgage, or if you have already made your financial arrangements we will liaise with your prospective lenders or their representatives to help pave the way to a satisfactory completion.

When buying your home you may incur certain expenses; these will be:

  • Legal fees to be paid to your solicitor/conveyancer
  • Removal/self drive van hire
  • Mortgage arrangement fee
  • Valuation and Survey fees
  • Stamp Duty
  • Existing home sale fee
  • Various mortgage and insurance charges (if applicable)
  • Deposit on exchange of contracts

You are recommended to enquire from us what these costs are likely to be BEFORE you seriously search for a property. Then, if a suitable property comes on the market you are able to make a quick decision and avoid being pipped at the post.

When you first call us we will ask you what type of property you are looking for, eg house, bungalow, maisonette, or flat, a second-hand or new home, the area in which you are looking, whether you need a garage, size of garden , and number of bedrooms preferred, together with any other preferences. We have local staff who will be able to advise you about schools, public transport, shops, medical and sports facilities and other local amenities.

We will then have a clear picture of your requirements and will advise you immediately by post or telephone when a suitable property becomes available (bearing in mind many properties are snapped up before they are advertised generally). once you have seen something you like, call at our offices or phone us and we will arrange a viewing. For those not available during daytime we also operate our "out-of-hours" accompanied viewing service.

Making An Offer

When you have found a property you would like to buy, call us and we will make your offer to the vendor. When it is accepted, subject to contract, we will inform solicitors/conveyancers acting for both parties, the full details of the transaction. From then on we will keep in regular contact with all parties, including those further up the chain to help your purchase through to exchange of contracts. If you wish we will help you apply for a mortgage.

Exchange Of Contracts

Occurs when both parties have signed their contracts. Upon exchange both parties become legally committed to the transaction. The legal representatives will agree a:

Completion Date

Usually two to four weeks after exchange of contracts. The keys will be handed over to you either by the vendor or the arrangements can be made by us. Names of reputable legal firms, removal companies, surveyors, etc can be recommended by us.
